Improvements include (5) poultry houses (42 x 560), manure shed, generator, pond, pole building (30x50) along with an older two-story farm house with 3 bedrooms and 1 bath.
TERMS: A deposit of Thirty-five thousand Dollars ($35,000.00) at the time and place of auction in the form of cashier’s check, or certified check from a pre-approved bank, or a personal check pre-approved by the Auctioneer. The balance of the purchase price shall be due at settlement, which shall be within forty-five (45) days from the date of auction. If the Buyer(s) fail to go to settlement, the deposit shall be forfeited. The successful Buyer(s) and Seller at the conclusion of the auction shall sign a Contract of Sale and Purchase, which can be reviewed prior to the auction by contacting the Auctioneer. The successful Buyer(s) will be required to sign a contract of sale containing the following terms: Buyer shall pay, if applicable, all recordation, transfer taxes, agricultural transfer tax, survey, title examination and insurance and all attorney or settlement fees. Property taxes and other public charges shall be adjusted to date of settlement. The property is sold in "AS-IS" condition "WITHOUT WARRANTIES" of any kind by either the Seller or the Auctioneer. Seller has no knowledge of any environmental hazard, housing code or zoning violations: however, the property is sold subject to any such currently existing condition, problem or code violation and it is the Buyer’s responsibility to bring the property into compliance with all codes. Lead paint inspection is the responsibility of the Buyer(s). Seller reserves the right to accept or reject any or all bids; however, it is the Seller’s intent to sell said property.
