To settle the estate of the late Charlotte S. Spicher the undersigned Personal Representative will offer for sale the decedentís real property located at 25480 Hole in the Woods Road, Greensboro, MD 21639. The property contains 4.11 +/- acres and is improved by a double wide mobile home residence containing 3 bedrooms, 2 baths, two living rooms, a dining room, kitchen and screened porch, as well as a two car detached garage and several outbuildings. For illustration see Caroline County tax map 23 grid 10 parcel 107 and plat recorded in Land Record Book 112 page 420. Deed reference: Liber 335 folio 320.

TERMS OF SALE: A deposit of Ten Thousand Dollars ($10,000.00) in the form of a cashierís or certified check shall be paid at the time and place of sale, the balance of the sales price shall be paid by cashierís or certified check at the settlement, and settlement shall be on or before May 15, 2019, unless said period is extended by the Personal Representative, or her successors for good cause shown. The property shall be sold subject to all restrictions, liens, covenants of record. Taxes and all other public charges and assessments payable on an annual basis shall be adjusted to the date of sale and assumed thereafter by the purchaser. In the event Seller is unable to convey good and marketable title, subject to those matters set forth above, purchaserís sole remedy shall be the return of the deposit without right to interest or damages. Purchaser agrees to hold harmless the Personal Representative, Estate and Auctioneer from any claim based on defective title to the property. Costs of all documentary stamps, state, county and local transfer taxes, recording fees, document preparation, title examination, and title insurance shall be borne by purchaser. The Personal Representative reserves the absolute right to withdraw the real property from the sale or to reject any and all bids which she deems inadequate, however, it is the intention of the Personal Representatives to sell.
