TERMS: A deposit of Forty Thousand dollars ($40,000.00) at the time and place of auction in the form of cashier’s check, or certified check from a pre-approved bank, or a personal check pre-approved by the Auctioneer. The balance of the purchase price shall be due at settlement, which shall be within forty-five (45) days from date of auction. If Buyer(s) fail to go to settlement, the deposit shall be forfeited. The successful Buyer(s) will be required to sign a Contract of Sale containing the following terms: Buyer(s) shall pay, if applicable, all recordation, transfer taxes, agricultural transfer tax, survey, title examination and insurance and all attorney or settlement fees. Property taxes and other public charges shall be adjusted to date of settlement.
