The balance of the purchase price shall be due at settlement which shall be within forty-five (45) days from date of sale. If purchaser fails to go to settlement, the deposit shall be forfeited. The successful bidder will be required to sign a contract of sale containing the following terms: Buyer shall pay all recordation, transfer taxes, title examination, title insurance (if required) and all attorney or settlement fees.
